Wave 25

The Kosovo Trust Agency is tasked to privatise Socially Owned Enterprises in Kosovo through the methods of spin-off and liquidation. Investors are invited to buy through open competitive tender the NewCos (new companies) created with the essential assets and some limited liabilities of the SOEs listed below.

ANNOUNCES THE PRIVATISATION OF THE FOLLOWING NewCo's ON THE WAVE 25

The KTA, as trustee pursuant to UNMIK Regulation 2002/12, as amended by UNMIK Regulation 2005/18 (the “KTA Regulation”), has concluded from its analysis of documentation and other evidence in relation to the entities/assets set out below that such entities/assets fall within its jurisdiction pursuant to the KTA Regulation.

NewCo Agro-Industrial Complex A L.L.C. - this tender provides the opportunity to purchase Agrokultura Turkey Farm No 5 and adjoining Goat Farm with a total land area of approximately 5 ha. The Goat Farm includes Production Halls covering about 1,770m² plus ancilliary buildings amounting to abort 920m² and 4 food storage silos. The Turkey Farm includes: Production Halls covering approximately 5,400m² plus a workers’ cafeteria and administration offices amounting to abort 214m². The Subsidiary is currently rented to one tenant who manufactures Industrial Foam Sponge. (Bid Deposit - 20.000€)

NewCo Agro-Industrial Complex B L.L.C. - this tender provides the opportunity to purchase Agrokultura Turkey Farm No 4 with a total land area of approximately 2.5 ha. The premises includes: Production Halls covering a total area of approximately 5,000 m² plus administrative and service buildings amounting to about 337m². The Subsidiary is currently rented to one tenant who is setting up to produce distilled water for lead-acid batteries. (Bid Deposit - 20.000€)

NewCo Agro-Industrial Complex C L.L.C. - this tender provides the opportunity to purchase Agrokultura Turkey Farm No 3 with a total land area of approximately 2.5 ha. The premises includes: Production Halls covering a total area of approximately 5,000 m² plus administrative and service buildings of about 400m². The Subsidiary is currently rented to one tenant who operates the facility as for chicken rearing and fattening. (Bid Deposit - 20.000€)

NewCo Agro-Industrial Complex D L.L.C. - this tender provides the opportunity to purchase Agrokultura Turkey Farm No 2 with a total land area of approximately 3 ha. The premises includes: Production Halls covering a total area of approximately 5,000 m² plus administrative and service buildings of about 400m². The Subsidiary is currently rented to one tenant who manufactures furniture. (Bid Deposit - 20.000€)

NewCo Kualiteti International L.L.C. - the offering for the NewCo includes a site at Gjilan with a surface area of over 14,800 m² . There are numerous industrial buildings on site, including grain storage silos. The total area of the buildings is nearly 10,000 m² . Main activities are such toll milling and storage of grain, manufacture of bread and other bakery products. (Bid Deposit - 20.000€)

NewCo Agriculture land in Bibaj L.L.C. -the tender presents opportunity to acquire a valuable land holding of 130ha in area, which has good agricultural and commercial development potential. The NewCo land is located about 500 metres north of Bibaj village and stretches towards Talinovci village close to the Prishtinë / Skopje highway. It is currently cultivated for grow of grain crops. NewCo Agriculture land in Talinovci L.L.C. - the tender presents opportunity to acquire a valuable land holding of 70ha in an area, which has good agricultural and commercial development potential. The NewCo land is located about 1 km to the east of Prishtinë / Skopje highway near Talinovci village. It is currently cultivated for grow of grain crops. (Bid Deposit - 20.000€)

Newco Grafikos L.L.C. - is printing house located in Gjilan town. The Subsidiary provides services like: printing school books, note books of different formats, labels, lank forms, prospects and different advertising materials. The main assets of this Subsidiary comprise the printing house premises located in Gjilan/Gnjilane town that together with administration space comprise of 1433m². The building was constructed in 1977 and it is in good condition. Total land area inside the fence is 0.92.03 ha. (Bid Deposit - 20.000€)

NewCo Farm Turiqevci L.L.C. - located in Skenderaj/Srbica municipality comprises of approximately 215 hectares of arable farmland. (Bid Deposit - 20.000€)

NewCo Farm Mikushnice L.L.C. - located in Skenderaj/Srbica municipality comprises of approximately 204 hectares of arable farmland. (Bid Deposit - 20.000€)

NewCo Farm Kline e Poshtme L.L.C. - located in Skenderaj/Srbica municipality comprises of approximately 91 hectares of arable farmland. (Bid Deposit - 20.000€)

NewCo Lux Granap - Meteor L.L.C. - comprises a total surface area of about 121 m² . (The shop has a surface of about 90m² and the land plot behind the shop has a surface of about 31 m² ). (Bid Deposit - 20.000€)

NewCo Lux Granap - Dedinje L.L.C. - comprises a total surface area of about 165m² . (The shop has a surface of about 95m² and the land plot behind the shop has a surface of about 70m² ). (Bid Deposit - 20.000€)

NewCo Bujku Agro Center L.L.C. - is located in the Parcel 1316/0 Possession List 228 Cadastral Zone: Polac i Vjeter. The Agro-Centre is a one-floor building with a surface of approximately 600 m² and total land surface of approximately 10,383m² (building included).   (Bid Deposit - 20.000€)

NewCo TE Klina Shop no.4 L.L.C. - offers to investors an attractive shop premises located in the very centre of Klinë/Klina. The building offers about 87.1 m² floor-space. (Bid Deposit - 20.000€)

NewCo AC Shtupel – Admin building L.L.C. - includes administration building and warehouse premises located in Shtupel, Klinë/Klina in surface area of about 1 hectare, 8 are and 38 m². (Bid Deposit - 20.000€)

NewCo Agricultural Land Kosuriq L.L.C. - provides investors with the opportunity to acquire about 220 ha of agricultural land. The landholding is located near Deçan/Dečani. (Bid Deposit - 20.000€)

NewCo Kosova Elektro Kurriz Shop L.L.C. – offers potential investors the opportunity to acquire business premises located in a prime location in the Kurrizi area of Prishtinë/Pristina . The premises subject of this tender include an approx. area of 251.51 m² comprising shop premises located on the first floor of the building and a storage is right beneath the shop on the ground floor. NewCo Kosova Elektro Shop Fushë Kosova L.L.C. – offers potential investors the opportunity to acquire business premises which include a shop of approx. 143.81 m² , located on the ground floor of the building which is in the centre of Fushë Kosovë/Kosovo Polje. (Bid Deposit - 20.000€)

NewCo Gërmia Shop Fushë Kosovë 2 L.L.C. - provides the potential investor with the opportunity to acquire operating commercial property in the centre of Fushë Kosovë/Kosovo Polje. The property totals approx. 460m² located in the ground floor of a residential building. (Bid Deposit - 20.000€)

NewCo Shtime Agriculture Land L.L.C. - offers agriculture land with an approx. surface area of 1456548 m² (145 ha 65 are 48 m²) and includes a stable of approx. 663 m² and two hangars of approx. 875 m². With proper investments, output of agricultural products can be increased significantly.  (Bid Deposit - 20.000€)

NewCo Duhani Peyton L.L.C. - offers potential investors the opportunity to acquire business premises in a prime location, near to the center of Prishtinë/Pristina, in Peyton area. The total area of the business premises that are subject of this tender consists of 535 m² . Currently, the premises that are subject of this tender are rented to Pasticceria “Fellini’. NewCo Llapi Shop No. 23 L.L.C. - offers potential investors the opportunity to acquire one shop, known as Llapi shop No. 23, with total area of approx. 72 m² located in Iilir Konushevci Street in the centre of Podujevë/Podujevo. (Bid Deposit - 20.000€)

NewCo Urata Hypermarket L.L.C. - provides the potential investor with an opportunity to acquire commercial property totalling approx. 1,208 m² (divided in 34 units with passage area between them) located in UÇK street in central Prishtine/Priština, the area known as Qafa. The premises are located in the ground floor of a two-storey shopping centre in a residential area. (Bid Deposit - 20.000€)

NewCo Urata Supermarket Kurriz L.L.C. - provides the potential investor with the opportunity to acquire operating commercial property totalling approx. 194 m² (divided in 8 units with passage area between them) located in the shopping centre Kurriz in the residential district of Dardania in Prishtinë/ Priština. NewCo Rilindja Bookshop No. 6 L.L.C. - offers to the potential investor an opportunity to acquire business premises that include an approximate surface area of 111,48 m². The shop consists of two floors and is located within the well-known shopping center “Kurriz” in Dardania/Pristina. Currently, the premises are rented out to third parties on a commercial basis. NewCo Dardania Arbëria L.L.C. - offers an opportunity to acquire a very attractive land plot including several buildings offering office space and storage room. The total surface area of the land that is subject of this tender is approx. 13,125 m² and located in Arbëria, Prishtinë/Pristina. (Bid Deposit - 20.000€)

NewCo Krajkovë L.L.C. - with aproximately 390.63.91 ha of agricultural land along with cattle stalls. NewCo is within the Cadastral Zones Krajkovë, Zabel i Ulët, Shtrubullovë, Qikatovë e Re, and Lapushnik. The majority of the agriculture land is categorized in 4-5 class and is situated near the main road Prishtinë-Pejë and has Irrigation. In this NewCo there are also 6 farm buildings and an administration building which are in relatively good condition. (Bid Deposit - 20.000€)

NewCo Zabeli i Epërm L.L.C. - with approximately 93.05.23 ha of agricultural land (no buildings).The Agriculture land of this NewCo is situated in the Cadastral Zone of Zabel i Epërm and Sankoc. The Main part of this land has an Irrigation System and is categorized in class 5. It is situated next to the main road Prishtina – Peja. (Bid Deposit - 20.000€)

NewCo Komoran L.L.C. - with aproximately 73.31.72 ha of agricultural land (no buildings). This NewCo is situated in Cadastral Zones Komoran and Llapushnik. The majority of the agriculture land has an irrigation System and is categorized in class 4-5. It is situated next to the main road Prishtina – Peja. (Bid Deposit - 20.000€)

NewCo Liria Car and Livestock Market L.L.C. - comprises of the land area of approximately 61,81.50 hectares (618150 m²).and is located on the side of the main road between Prishtinë/Pristina and Podujevë/Podujevo, around 5 kilometres from the centre of Prishtinë/Pristina city. NewCo Agricultural land Shkabaj L.L.C. - provides the potential investor with an excellent opportunity to acquire very good agriculture land most of it under irrigation infrastructure of Iber Lepenci irrigation company. The enterprise is comprised of approximately 298 hectares of agricultural land divided in the following Cadastral zones:.:Shkabaj/Orlloviq, Prishtina,Krushefc,Fushe Kosove.
The new co comprises as well machinery service unit with agriculture machinery in Shkabaj village. (Bid Deposit - 20.000€)

NewCo Prizrencoop Prizren - Shop L.L.C. - the land of the AC to be transferred to the Subsidiary consists a Shop, which is located in the main road of Prizren, and comprises a surface of approximately 138m². (Bid Deposit - 20.000€)

NewCo Liria “Shtëpia e Mallrave” L.L.C. - the shopping mall is composed of basement, ground floor and first floor/gallery with a total surface of approximately 0.19.60 Ha (1960m²). The retail complex/shopping mall is located on “Sheshi i Shatravanit” Street in the centre of Prizren. The shopping mall currently is leased to third parties. (Bid Deposit - 20.000€)

NewCo Podrima – Shops Rahovec L.L.C. - is located in the attractive part in Rahovec/ Orahovac town and includes a Complex of Shops.
This Subsidiary includes 4 shops in Rahovec/ Orahovac with total surface area of approximately 541.5 m² . Podrima is one of the main companies for trade and retail in Prizren Region located in Rahovec/ Orahovac town and surrounding villages. (Bid Deposit - 20.000€)

NewCo Zupa Recane – Supermarket and Restaurant in Sredskë/Sredska L.L.C. - includes Supermarket building with basement and ground floor with a total surface area of approximately 275 m² and 473 m² of yard as well as the Restaurant building with basement and ground floor with a total surface area of approximately 140 m² and 229 m² of yard located in opposite site of Supermarket in Sredskë/Sredska village. located in attractive part of village Sredsk ë /Sredska. NewCo 25 Maji – Supermarket Duhël/Dulje L.L.C. - the land of the Enterprise to be transferred to the Subsidiary consists a Building/Supermarket which is located along the main road Prizren – Prishtina in village Duhël/Dulje and comprise a surface of approximately 4 are and 94 m² . NewCo “Thertorja-Exportuese” L.L.C. - is an attractive meat processing company and the only licensed producer in Prizren region.
The production facility is located in the industrial zone of Prizren on a site with a surface of approximately 1.76.61 hectares, includes 3 (three) production units and an administration building. (Bid Deposit - 20.000€)

KTA is pleased to invite potential investors to bid on the 25th wave NewCo tendered with Special Spin-off

NewCo Minex L.L.C. - the premises subject to this spin-off are located on the outskirts of Ferizaj town, Gjilan Region and comprise a number of buildings of about 8,500 m² total floor area equipped for the manufacture of snack foods. The facility is located in a total of about three hectares of land, some of which could be used for alternate development.
Note: Bidders should be aware that special conditions regarding credit investments and employment of staff are attached to the tender.

NewCo Bauxite Mine in Volljak L.L.C. - bauxite operations were initiated in 1966 and have exploited a series of bauxitic lenses with overlying limestone which occur in the area of Klina. The bauxite resources have been mined from a series of open pits, and traditionally were trucked approximately 3 km to an open storage area where they were subsequently loaded into railcars. Ore reserves (using the A, B, C1 socialist categorization) are in the region of 1.7 million tones of bauxite grading between 46.7 and 52%. Resources (c2, D, indicated0 are in the region of 4 million tones of bauxite. Associated limestone overburden totals approximately 40 million tones. This limestone sufficiently pure to traditionally be sold to the Trepca and Feronikeli smelters.
