Wave 22

The Kosovo Trust Agency is tasked to privatise Socially Owned Enterprises in Kosovo through the methods of spin-off and liquidation. Investors are invited to buy through open competitive tender the NewCos (new companies) created with the essential assets and some limited liabilities of the SOEs listed below.

ANNOUNCES THE PRIVATISATION OF THE FOLLOWING NewCo's ON THE WAVE 22

The KTA, as trustee pursuant to UNMIK Regulation 2002/12, as amended by UNMIK Regulation 2005/18 (the “KTA Regulation”), has concluded from its analysis of documentation and other evidence in relation to the entities/assets set out below that such entities/assets fall within its jurisdiction pursuant to the KTA Regulation.

NewCo 17 Nëntori Central Square Shops L.L.C. - this NewCo provides an excellent opportunity to purchase four shops, located opposite to the main square, in Dëshmorët e Kombit Road in the main shopping district of Ferizaj/Urosevac. We believe this to be an excellent commercial opportunity. Total area of the shops is approximately 310 m². (Bid Deposit - 20.000€)

NewCo 17 Nëntori Town Centre Shops L.L.C. - provides an excellent opportunity to purchase six shops located in Dëshmoret e Kombit Street in the very centre of Ferizaj/Urosevac suitable for trading, or renting to retailer outlets for business income. Total area of the shops is approximately 360 m². (Bid Deposit - 20.000€)

NewCo 17 Nëntori West End Shops L.L.C. - provides an excellent opportunity to purchase three shops towards the west end of Dëshmoret e Kombit Street, Ferizaj/Urosevac suitable for trading, or renting to retailer outlets for business income. Total area of the shops is approximately 420 m². (Bid Deposit - 20.000€)

NewCo Barnatorja Popullore I L.L.C. - This tender provides an investor with the opportunity to acquire a pharmacy shop with office space and storage premises located in the very centre of Gjilan/ Gnjilane town. The pharmacy shop is situated in an apartment building on the main street in Gjilan/Gnjilane town. It comprises of approximately 120 m². The building was constructed in 1958 and is in a good condition. (Bid Deposit - 20.000€)

The NewCo Restaurant Drenica in Trade Centre L.L.C. - provides the potential investor with an excellent opportunity to acquire an operating commercial property, comprise through two floors building, in total 144 m² in a prime location close to the centre of Skenderaj /Srbica. (Bid Deposit - 20.000€)

The NewCo Drenica Shops L.L.C. - provides the potential investor with an excellent opportunity to acquire an operating commercial property in total 290 m² includes 8 shops, in a prime location close to the centre of Skenderaj /Srbica. (Bid Deposit - 20.000€)

NewCo Produkt administration building and restaurant L.L.C. - provides the potential investor with an excellent opportunity to acquire an operating commercial property, comprise of a plot of land of about 1600 m², administrative building with total surface 768 m² and restaurant with total surface 512 m² in a prime location in the centre of Skenderaj / Srbica Municipality. NewCo Veterinary Station Skenderaj/Srbica L.L.C. - provides veterinary services. The NewCo has a bout 0.56.20 hectares of land and one building (about 315m²) in Cadastral Zone Polac i Vjetër, Skenderaj/Srbica. (Bid Deposit - 20.000€)

NewCo IMB Warehouse in Vushtrri L.L.C. - comprises a three-floor warehouse located next to the main train station in Vushtrri/ Vučitrn. There is about 4,455 m² of land allocated to the NewCo. The Warehouse comprises three floors with a total floor surface area of 2,360 m². (Bid Deposit - 20.000€)

NewCo TE Klina Furniture Shop L.L.C. - offers to investors attractive retail space, located in the very centre of Klinë/Klina. The building offers about 450 m² floor-space. (Bid Deposit - 20.000€)

NewCo Agricultural Land Ereniku Baks L.L.C. - cultivated different crops. NewCo includes the farmland with a surface of about 300 ha; no premises or moveable assets are included. (Bid Deposit - 20.000€)

NewCo Veterinary Station Istog/Istok L.L.C. - offers land with about 33 are of surface located in two land plots together with two separate buildings with about 475m² and 160 m² of floor space located very near the centre of Istog/k town. Only few moveable assets will be transferred to the NewCo such as scale for cattle.

NewCo Rilindja Bookshop No. 6 L.L.C. - offers to the potential investor an opportunity to acquire business premises that include an approximate surface area of 111,48 m². The shop consists of two floors and is located within the well-known shopping center “Kurriz” in Dardania/Pristina. Currently, the premises are rented out to third parties on a commercial basis. (Bid Deposit - 20.000€)

NewCo Rilindja Bookshop No. 40 L.L.C. - offers to the potential investor an opportunity to acquire business premises totalling approximately 32,16 m². The shop consists of two levels/floors and is located in the small shopping center on the road to Gërmia. Currently, the premises are rented out to third parties on commercial basis. (Bid Deposit - 20.000€)

NewCo Podrima – Warehouse Rahovec L.L.C. - is located in the attractive part in Rahovec/ Orahovac town and has a total surface area of approximately 0,13,50 ha (13 are & 50 m² ).
This Subsidiary includes the Warehouse in Rahovec/ Orahovac with total surface area of approximately 502 m² .
Podrima is one of the main companies for trade and retail in Prizren Region located in Rahovec/ Orahovac town and surrounding villages. (Bid Deposit - 20.000€)

NewCo Prizrencoop Administrative building L.L.C. - the land of the AC to be transferred to the Subsidiary consists a building/warehouses, which is located in the attractive part of Prizren, and comprises a surface of approximately 2,93,63ha. The warehouses currently are leased to third party. (Bid Deposit - 20.000€)

NewCo Sharrprodhimi “Medical Herbs Factory/Agro service” L.L.C. - will be offered with land of a total size of approximately 2.16 Ha (2 hectares and 16 are or 21,600 m²), located in the industrial zone of Dragash Municipality. Included on this land are a number of buildings, including a restaurant in good structural condition, but requiring some work, (size of 120 m²) as well as the remaining buildings of the former medical herbs factory, agro service and warehouse. NewCo Koritniku Dragash/Dragaš Old Administration Building L.L.C. - contains an office building with a garden and a small garage. The office building is registered in PL 183, Parcel 778. Parcel 778 has a total recorded surface area of around 11 Ares 13 m².  (Bid Deposit - 10.000€)

NewCo Koritniku Dragash/Dragaš Warehouses L.L.C. - contains a warehouse complex with over 600 m² of storage space in the centre of Dragash/Dragaš. The warehouse complex is registered in PL 183, Parcel 810 in the old name of the Enterprise. Parcel 810 has a total recorded surface area of around 6 Ares 22 m².  (Bid Deposit - 10.000€)

NewCo Liria “Bazhdarhane-1” Shops L.L.C. - comprises a commercial complex in Prizren’s city centre, which is divided into three shops at present. Currently two shops are leased to third parties while one shop is in use by the Enterprise. (Bid Deposit - 10.000€)

KTA is pleased to invite potential investors to bid on the 22nd wave NewCo's tendered with Special Spin-off

NewCo Tullara L.L.C. - provides the opportunity for purchasing an established brick manufacturing plant (currently operating as a ComCo). This will be a major commercial opportunity. Total covered area of manufacturing and administrative buildings is about 5,063 m² set in a land plot of about 8.03 hectares. Additional land plots including two depleted clay quarries of about 2.87 hectares total area, and other land used for obtaining clay materials amounting to 2.73 hectares are included in the sale.
Note: Bidders should be aware that special conditions regarding credit investments and employment of staff are attached to the tender. (Bid Deposit - 50.000€)

NewCo XIM Strezoc Magnesite Mine L.L.C. - is a magnesite mining and roadstone operation in northeast Kosovo, with one of the largest magnesite deposits in the region as well as extensive andesite and gravel reserves. The Subsidiary's reserve base and assets include: the White Rock (Guri i Bardhë/Beli Kamen) magnesite deposit estimated to contain between 4.5 and 5.5 million tons of magnesite, of which higher grade ore reserves amount to 1.5 1.7 million tons; a 40 t/h separation plant; a 45,000 t/yr processing plant/rotary kiln (currently unoperational); other heavy machinery (e.g. crushers, trucks, bulldozers etc). NewCo Mine and Industry of Magnesite Goleshi L.L.C. - provides an investor with the opportunity to acquire an established magnesite mining and processing operation in Kosovo, with proven reserves of nearly 2.4 million t of medium- to high-grade magnesite, a 45,000 t/yr processing plant (rotary kiln), as well as earth-moving and other vehicles, machinery and equipment. The Subsidiary's extensive roadstone reserves and proximity to Pristina, with good access to the road and local railway network, make it a potentially attractive quarry site. (Bid Deposit - 50.000€)

NewCo Bauxite Mine in Volljak L.L.C. - bauxite operations were initiated in 1966 and have exploited a series of bauxitic lenses with overlying limestone which occur in the area of Klina. The bauxite resources have been mined from a series of open pits, and traditionally were trucked approximately 3 km to an open storage area where they were subsequently loaded into railcars. Ore reserves (using the A, B, C1 socialist categorization) are in the region of 1.7 million tones of bauxite grading between 46.7 and 52%. Resources (c2, D, indicated0 are in the region of 4 million tones of bauxite. Associated limestone overburden totals approximately 40 million tones. This limestone sufficiently pure to traditionally be sold to the Trepca and Feronikeli smelters.
