Wave 21The
Kosovo Trust Agency is tasked to privatise Socially Owned Enterprises in Kosovo
through the methods of spin-off and liquidation. Investors are invited to
buy through open competitive tender the NewCos (new companies) created with
the essential assets and some limited liabilities of the SOEs listed below. THE KOSOVO TRUST AGENCY The KTA, as trustee pursuant to UNMIK Regulation 2002/12, as amended by UNMIK Regulation 2005/18 (the “KTA Regulation”), has concluded from its analysis of documentation and other evidence in relation to the entities/assets set out below that such entities/assets fall within its jurisdiction pursuant to the KTA Regulation. NewCo 28 Nëntori Shops Complex A L.L.C. - this tender will provide opportunity to acquire retail premises, located in a very attractive place in the very centre of Gjilan/Gnjilane town. It comprises of three shops with total area of approximately 153 m². NewCo 28 Nëntori Shops Complex B L.L.C. - this tender will provide opportunity to acquire retail premises, located in a very attractive place in the very centre of Gjilan/Gnjilane town. It comprises of two shops with total area of approximately 97 m². NewCo 28 Nëntori Shops Complex C L.L.C. - this tender will provide opportunity to acquire business premises, located in a very attractive place in the very centre of Gjilan/Gnjilane town. It comprises of two business premises with total area of approximately 215 m². NewCo 28 Nëntori Shops Complex D L.L.C. - this tender will provide opportunity to acquire retail premises, located in a very attractive place in the very centre of Gjilan/Gnjilane town. It comprises of three shops with total area of approximately 159 m². NewCo 17 Nëntori Shops Dëshmorët e Kombit Street L. L.C. - this NewCo provides an excellent opportunity to purchase four shops, located in Dëshmoret e Kombit Street in the main shopping district of Ferizaj/Urosevac. We believe this to be an excellent commercial opportunity. Total area of the shops is approximately 311 m². NewCo 17 Nëntori Shops Woodrow Wilson Street L.L.C. - provides an excellent opportunity to purchase five shops (two large, two small and one medium size) located close to the centre of Ferizaj/Urosevac suitable for trading, or renting to retailer outlets for business income. Total area of the shops is approximately 394 m². NewCo 17 Nëntori Shops Vёllezёrit Gёrvalla Street L.L.C. - provides an excellent opportunity to purchase five shops and storage in Vёllezёrit Gёrvalla Street, Ferizaj/Urosevac suitable for trading, or renting to retailer outlets for business income. Total area of the shops is approximately 442 m² NewCo 17 Nëntori Commercial Land and Buildings L.L.C. - provides an excellent opportunity to acquire a plot of land 1.6 hectares in size together with open fronted buildings of approximately 200 m² suitable for commercial development. The land is located at the junction of the Pristina to Skopje and Gjilan/Gnjilane roads, Ferizaj/Urosevac and within one kilometre of Ferizaj/Urosevac town centre. We believe this to be a major development opportunity for a wide range of businesses. The NewCo Farm Rzhane/Ržana - AC 23 Nëntori L.L.C. -includes 3,099,201 m² .(309 ha and 92 are) of pasture land in the village of Rzhane/Ržana of in Mitrovicë/a municipality. NewCo Farm Trnavc - Klina e Epërme L.L.C. - in Cadastral Zone Tërnavc-Klina e Epërme in Skenderaj/Srbica Municipality comprises of approximately 130 hectares of agricultural land. NewCo Agimi Shop Complex A L.L.C. - offers to investors an attractive site of approximately 2 are with storage premises and retail space, located in Gjakovë/Đakovica. The building offers about 170 m² floorspace. NewCo Drelaj/Drelje 1 L.L.C. - includes about 66 ha of pasture land in Rugova valley, in village Stankaj. NewCo Drelaj/Drelje 2 L.L.C. - includes about 67 ha overgrown pastureland and approximately 23 hectares of meadows. It is located in Rugova valley, in particular in the following locations: Prçin Breg, Bukur livade and Luxhe. NewCo AC Drita Raushiq – Adminational Building L.L.C. - provides an investor with the opportunity to acquire an administrational building situated in an attractive location at the main road Pejë/Peć to Gjakova/Đakovica (in village Raushiq/Raušić). The building is located on a site of approximately 34 are and offers space for storing goods and office space. NewCo Agricultural Cooperative Istog/Istok L.L.C. - offers to interested investors a site of approximately 1.48 ha with 9 buildings with a comibined floor space of approximately 2,700 m 2, located in Istog/Istok. The tendered buildings were designed for trade activities and will enable the future owner to develop trade or similar business activities. They include amongst others storage and administrational buildings. NewCo Agriculture Land Lipoveci L.L.C. - is situated in cadastral zones Lipovec/Lipovac and surrounded villages Pjetërshan/Petrushan Smaç/Smac and Kushavec/Kushevic. This New Co offers approximately 130 ha of agriculture land. NewCo Elmont L.L.C. - includes an administrational building with about 150 m² floor space. It is located on a site of about 12 are in the centre of Pejë/Peć. The site is located near railway station and can host different commercial activities. NewCo Hidromont L.L.C. - includes a landholding of about 12 are in a commercially interesting zone, near the railway station in Pejë/Peć. A warehouse that is located on the tendered premises is partially destroyed. NewCo Agricultural Land Rakosh L.L.C. - provides investors with the opportunity to acquire about 134 ha of fertile agricultural land. The landholding is located near Istog/Istok. NewCo Urata Shop No. 2 L.L.C. - provides the potential investor with an excellent opportunity to acquire an operating commercial property totalling approx. 120 m² in a prime location in the centre of Prishtinë/Priština in Bulveradi Nënë Tereza. The premises are located in the ground floor of a multi-storey residential building. NewCo Urata Supermarket No. V L.L.C. - provides the potential investor with an excellent opportunity to acquire operating commercial property totalling approx. 173 m² (plus a basement of 15 m²) in a prime location in central Prishtinë/Priština. The premises are located in the ground floor of a residential building, located in Zahir Pajaziti square, off Bulveradi Nënë Tereza opposite Hotel Grand. NewCo Urata Supermarket No. VIII L.L.C. provides the potential investor with an excellent opportunity to acquire operating commercial property totalling approx. 79 m² in a prime location in Prishtinë/Priština. The premises are in the ground floor of a residential building located in Agim Ramadani street. NewCo Llapi Shop No. 25 L.L.C. - provides the potential investors the opportunity to acquire a shop located in a prime location in the middle of Podujevw/Podujevo, in Zahir Pajaziti Street, with an approximate surface of 54 m². NewCo Llapi Shop No. 26 L.L.C. -offers to the potential investor an unique opportunity to acquire a shop in the middle of P odujevw/Podujevo, in Zahir Pajaziti Street, with an approximate surface of 54 m². NewCo Llapi Shop No. 28 L.L.C. - is located in a prime location in the middle of P odujevw/Podujevo, in Zahir Pajaziti Street. The NewCo provides potential investors the opportunity to acquire a shop with an approximate surface of 56 m². NewCo Llapi Shop No. 29 L.L.C. - offers the opportunity to acquire a commercial space in a prime location of Podujevw/Podujevo, in Zahir Pajaziti Street, the shop has an approximate surface of 59 m². NewCo Dardania Arbëria L.L.C. - offers an opportunity to acquire a very attractive land plot including several buildings offering office space and storage room. The total surface area of the land that is subject of this tender is approx. 13,125 m² and located in Arbëria, Prishtinë/Pristina NewCo Magjistrala Carralevë L.L.C. - provides the opportunity to acquire a land plot of approx. 16716 m² in Carralevë/Cronljevo. The unit has all the equipment to maintain roads, clear the roads from snow, repair street lights, to process asphalt etc. NewCo 1 Maji Rahovec/Orahovac Administration Building L.L.C. - includes an office building and a yard with a total surface of approximately 03 ares 28 m², located in the center of Rahovec/Orahovac. For this NewCo the Date will be Determined NewCo Bauxite Mine in Volljak L.L.C. - bauxite operations were initiated in 1966 and have exploited a series of bauxitic lenses with overlying limestone which occur in the area of Klina. The bauxite resources have been mined from a series of open pits, and traditionally were trucked approximately 3 km to an open storage area where they were subsequently loaded into railcars. Ore reserves (using the A, B, C1 socialist categorization) are in the region of 1.7 million tones of bauxite grading between 46.7 and 52%. Resources (c2, D, indicated0 are in the region of 4 million tones of bauxite. Associated limestone overburden totals approximately 40 million tones. This limestone sufficiently pure to traditionally be sold to the Trepca and Feronikeli smelters.
