Wave 18

The Kosovo Trust Agency is privatising Socially Owned Enterprises in Kosovo through the methods of spin-off and liquidation. Investors are invited to buy through open competitive tender the NewCos (new companies) created with the essential assets and some limited liabilities of the SOEs listed below.

ANNOUNCES THE PRIVATISATION OF THE FOLLOWING NewCo's ON THE WAVE 18

NewCo Tankosiq Agricultural Land L.L.C. - comprises of agricultural land area of approximately 124 hectares, around 1500 m² of premises, some additional equipments and is located very close to the main road between Ferizaj/Uroševac and Gjilan/Gnjilane.

NewCo 17 Nëntori Offices and Shopping Centre Ferizaj L.L.C. - this tender provides an excellent opportunity to purchase a major office block and shopping centre with warehouse space, located in the main shopping district of Ferizaj/Uroševac. We believe this to be a major commercial opportunity. Total area of the Offices and shopping centre is approximately 2919 m².

NewCo 17 Nëntori Central Shops in Ferizaj L.L.C. - provides an excellent opportunity to purchase seven shops located in the main shopping district of Ferizaj/Uroševac suitable for trading, or renting to retailer outlets for business income. Total area of the shops is approximately 412 m².

NewCo 17 Nëntori Shops Gjilan Street Ferizaj L.L.C. - provides an excellent opportunity to purchase five shops located in the main shopping district of Ferizaj/Uroševac suitable for trading, or renting to retailer outlets for business income. Total area of the shops is approximately 224 m².

NewCo 17 Nëntori Warehouse Ferizaj L.L.C. - provides an excellent opportunity to acquire several premises including warehouse and office buildings set in approximately 25000 m² (2 ha 50 are) of land on the edge of the industrial area, but close to the centre of Ferizaj/Uroševac. We believe this of be a major development opportunity. The total floor area is 2245 m² (22 are and 45 m²).

NewCo Tregtia Ferizaj Shops L.L.C. - offers the opportunity to acquire three retail premises, centrally located in Ferizaj/Uroševac, suitable for trading, or renting to retailer outlets for business income. The total area is approximately 378m².

NewCo Bentokos L.L.C. - the main business is extraction of stone and gravel of different grades – providing a delivery service to customer sites in the region. The quarry is equipped with an excellent range of equipment to produce high grade building materials.

NewCo Morava e Binçës Administration L.L.C. - this tender provides an investor with the opportunity to acquire one of the largest administrative buildings in Gjilan/Gnjilane located in a prime location in the town. The property subject of this tender has a total area of approximately 21750 m² (2 ha 17 are 50 m²). The administrative building covers a surface of approximately 836 m² and has B+3 floors with approximately 2580 m² of total floor surface. Other supporting buildings cover approximately 2830 m² in total.

NewCo 28 Nëntori Shops and Offices L.L.C. - this tender will provide opportunity to acquire retail premises and offices, located in a very attractive place in the very centre of Gjilan/Gnjilane. It comprises of four shops with total area of approximately 968 m² and offices with area of approximately 440 m².

NewCo Stacioni i Veterinarisë Kamenicë L.L.C. - the NewCo operates a veterinary business located on a site near the centre of Kamenicë/Kamenica. Although the site is currently used as a veterinary station, it is only partly needed for that purpose. The NewCo also has a second site used as a surgery in the village of Rogane/Rogacica, about ten kilometres away. It is a condition of the sale that the buyer agrees to allow the current veterinarians to continue operating out of the vet station for at least two years from the date of sale. After the two years, the new owner is free to choose the future of the site.

NewCo Runiku L.L.C. - is located in the centre of Runik, Skenderaj/Srbica Municipality. It includes land with a surface of about 0.55.90 hectares (buildings included) and 4 one-floor buildings in good conditions (for a total surface of about 1,278 m²).

NewCo Farm Bajgorë - AC 23 Nëntori L.L.C. - includes 2,795,700 m² (279 ha 57 are ) in the village of Bajgorë/Bajgora in Mitrovicë/a municipality.

NewCo Veterinary Station Skenderaj L.L.C. - provides veterinary services. The NewCo has a bout 0.56.20 hectares of land and one building (about 315 m²) in Cadastral Zone Polac i Vjetër, Skenderaj/Srbica.

NewCo Urata Supermarket No.VII L.L.C. - offers the opportunity to acquire commercial space in a prime location in central Prishtina. The premises offered for sale comprise two units in the ground floor of an apartment block in UÇK street with a total area of c. 150 m² and are rented out to regular tenants.

NewCo Urata Supermarket No.XII L.L.C. - offers the opportunity to acquire commercial space in a prime location in central Prishtina. The premises offered for sale are purpose built, located in Mulla Jonuzi street in close proximity to Grand Hotel. The total commercial area is c. 189 m², split in two units and rented out to regular tenants.

NewCo Agricultural Machinery Service Unit in Fushë Kosova L.L.C. - comprises of the land surface of approximately 0.86.91 hectares (approximately 8.691 m²), administrative building with warehouse, repair and maintenance facilities, guard house, road infrastructure and the parking place for mechanization and is located very close with the main road Fushë Kosovë- Pejë.

NewCo Supermarket Dardania L.L.C. - offers to investors about 400 m² of attractive retail space in Pejë/Peć. No moveable equipment is included in this tender.

NewCo Agricultural Land Shaptej – Gramaçel L.L.C. - offers to investors about 175 ha of agricultural land in Deçan/Dečani Municipality. The land is suitable for cultivating different crops and vegetables.

NewCo Hazelnut and Cherry Orchards L.L.C.- offers to investors about 200 ha of land in Cadastral zones of Gllogjan/Glođane and Irzniq/Rznić, Deçan/Dečani Municipality. The land is partially planted with hazelnut- and cherry trees and offers also the opportunity to cultivate vegetables and other crops.

NewCo Agricultural Land Irzniq – Gllogjan L.L.C. - offers to potential investors about 125 ha agricultural land in Deçan/Dečani Municipality. The land is suitable for cultivating different crops and vegetables.

NewCo Warehouse Kotradiq L.L.C. - tenders one warehouse (c. 1,500 m²) and one administrational building in the village of Kotradiq/Kotradić, Pejë/ Peć municipality on a single compound of c. 1.6 ha of land. No livestock, machines or other premises are included.

NewCo AC Deçani – Agricultural Land Maznik L.L.C. - offers to investors the opportunity to buy about 200 ha of agricultural land in the municipality of Deçan/Dečani . The tendered land is suitable for cultivating crops and vegetables.

NewCo Dobrushë L.L.C. - offers to investors the opportunity to buy 64 ha of agricultural land in Istog/Istok municipality. Also included administrational building and two warehouses make this an interesting and attractive investment.

NewCo Trading Centre Istog L.L.C. - offers to investors 15 individual shops with a combined retail space of about 550 m². The tendered shops are located on an attractive site of about 10 are in Istog/Istok.

NewCo Malishgan – Binçë Agricultural Land L.L.C. - offers investors the opportunity to buy about 142 ha of agricultural land in Klinë/Klina Municipality. The land is suitable for cultivating crops and vegetables.

NewCo Agricultural Land Gllogjan L.L.C. - offers to investors the opportunity to buy about 100 ha of agricultural land in Municipality of Pejë/Peć. The land is suitable for the cultivation of crops and vegetables.

NewCo Liria “Bazhdarhane-1” Shops L.L.C. - comprises a commercial complex in Prizren’s city centre, which is divided into three shops at present. Currently two shops are leased to third parties while one shop is in use by the Enterprise.

NewCo Liria “Jeronim De Rada-1” Shop L.L.C. - comprises a commercial complex in Prizren’s city centre (in the trade centre “Te Shtrumfat”), which is composed of one shop and a yard. Currently the shop is not rented out by the Enterprise.

NewCo “Prizrenmarket Jeronim De Rada” L.L.C. - comprises a retail and warehouse complex in central Prizren, which is divided into one office building, five warehouses and eight shops at present. Currently two warehouses and all shops are leased to third parties whilst the office building is in use by the Enterprise. (Postponed)

NewCo Hotel “Dardania - Prizreni” L.L.C. - offers a hotel in a prime location in Prizren, respectively on the bypass road “Prizren – Albania”.
The hotel consists of a hotel complex with a total of 34 furnished rooms (comprising of 6 single rooms and 28 double rooms ) one restaurant with a capacity for 300 guests and a small administration building with 5 offices.

NewCo IFS “Progres” Prizren L.L.C. - includes the production facility in Prizren produced synthetic polyester fibres (PES) as well as polyamide fibres (6 and 6.6nm PA) for the production of textile fabrics used in the clothing, rubber and other industries. The following four units are to be transferred to the NewCo IFS “Progres” Prizren L.L.C.:

  • Polyamide 6/6.6 Unit (PA) comprising 10 buildings with a total surface of 37,241 ;
  • Polyester Unit (PES) comprising 8 buildings with a total surface of 32,996 ;
  • Energjetika Unit comprising 10 buildings with a total surface of 10,952 ;
  • Administration Buildings comprising 26 buildings with a total surface of 25,121

NewCos tendered with Special Spin-off but postponed from wave 18

NewCo XIM Strezoc Magnesite Mine L.L.C. - is a magnesite mining and roadstone operation in northeast Kosovo, with one of the largest magnesite deposits in the region as well as extensive andesite and gravel reserves. The Subsidiary's reserve base and assets include: the White Rock (Guri i Bardhë/Beli Kamen) magnesite deposit estimated to contain between 4.5 and 5.5 million tons of magnesite, of which higher grade ore reserves amount to 1.5 1.7 million tons; a 40 t/h separation plant; a 45,000 t/yr processing plant/rotary kiln (currently unoperational); other heavy machinery (e.g. crushers, trucks, bulldozers etc).

NewCo Mine and Industry of Magnesite Goleshi L.L.C. - provides an investor with the opportunity to acquire an established magnesite mining and processing operation in Kosovo, with proven reserves of nearly 2.4 million t of medium- to high-grade magnesite, a 45,000 t/yr processing plant (rotary kiln), as well as earth-moving and other vehicles, machinery and equipment. The Subsidiary's extensive roadstone reserves and proximity to Pristina, with good access to the road and local railway network, make it a potentially attractive quarry site.

NewCo Mulliri - Fushë Kosovë - Podujevë - Lipjan L.L.C. - includes three seperate locations. The unit in Fushë Kosovë includes approx. 43869 m² and offers the facilities to process grains and to produce several types of flour. The unit in Lipjan mainly processes a variety of seeds and temporarely stores them in silos. The land offered comprises approx. 30 are. The Podujevë unit includes approx. 6569 m² of land and equipment to collect, clean, dry, seperate and store a variety of grains.

NewCo Mulliri Fabrika e Bukës - Ferizaj L.L.C. - offers the opportunity to acquire a bread factory. This unit includes one bakery with a capacity of 2,000 breads/hour, a smaller bakery with a capacity of 1,000 breads/hour and machinery to produce small bread rolls. The land offered has a total surface of approx. 25892 m² and includes several buildings such as a production hall of 1000 m², an administration building, flour silos (360 MT) and grain silos (13,000 MT).

NewCo Factory for Industrial Batteries Trepça L.L.C. - offers potential investors the opportunity to acquire an operational battery producer. Located in Pejë/Peć on a site of about 14 ha, this tender includes machines for producing both traction- and stationary batteries, as well as minium and lead oxide.
